CMS is a mortgage brokerage licensed by the Financial Services Regulatory Authority of Ontario (FSRA), Brokerage Licence #10816. By using the Site you agree to these terms. Information, not advice

The content on the Site is general information about mortgages in Ontario. It is not financial, legal or tax advice, and it does not take your personal circumstances into account. Speak with one of our licensed brokers, or another qualified professional, before you make a decision.

Rates and approvals

Rates shown on the Site are ranges we observe across the lenders we work with. They change without notice and they are not offers. No rate is guaranteed until a lender issues a written commitment. Every mortgage is subject to lender approval, credit and income verification, a property appraisal where required, and the lender’s conditions. Any fees that apply are disclosed to you in writing before you commit.

Accuracy

We work to keep the Site accurate and current, but we cannot promise that every page is free of errors or fully up to date. If you spot a mistake, please tell us and we will correct it.

Calculators

Any calculator on the Site produces estimates for illustration only. Actual payments and amounts depend on the terms of the mortgage you sign.

Your use of the Site

You agree not to misuse the Site, interfere with its operation, or try to access parts of it you are not authorized to use. You are responsible for the accuracy of any information you send us through the Site.

Intellectual property

The text, images, graphics, logos and design of the Site belong to CMS or its licensors. You may view and print pages for your personal use. Any other use needs our written permission.
